Furnished vs Unfurnished Rentals in Kigali: Which Saves You Money?

Almost every renter arriving in Kigali faces the same fork in the road: pay more per month for a furnished place you can sleep in tonight, or pay less, buy everything, and move it all again when the lease ends. The right answer depends on how long you are staying. And the math is more lopsided than most people expect.

What “furnished” means in Kigali

Standards vary enormously, so always get an inventory in writing. Typically a furnished Kigali unit includes beds and wardrobes, seating, a dining set, fridge and cooker, and often a TV, microwave and washing machine. “Serviced” goes further. Generator or inverter backup, water tank, cleaning and sometimes internet. Unfurnished usually means genuinely empty: four walls, plumbing, and your problem.

The monthly premium

Furnished units typically command 30-50% more rent than an equivalent unfurnished unit in the same neighborhood. Sometimes more for serviced apartments in Kimihurura or Kiyovu. You can see the actual spread on our live rent-by-neighborhood data: compare what similar units ask, furnished and not.

The real math: a worked example

Say the unfurnished unit you like is RWF 400,000/month and the furnished equivalent is RWF 550,000. A RWF 150,000 monthly premium. Now price the alternative honestly:

  • Decent bed, mattress, wardrobe: RWF 600,000-900,000
  • Sofa + dining set: RWF 500,000-800,000
  • Fridge + cooker: RWF 450,000-700,000
  • TV, washing machine, curtains, odds and ends: RWF 500,000+
  • Moving it in (and out): RWF 150,000-300,000 each way

That is roughly RWF 2,200,000-3,400,000 before you spend a night there equal to 15-22 months of the RWF 150,000 premium. Furniture you already own changes the math completely; so does selling everything for a fraction of its value when you leave.

When furnished wins

  • Stays under ~18 months. The premium rarely catches up with the cost of furnishing.
  • You are arriving from abroad. No shopping marathon, no delivery logistics, no surprises. You land and live.
  • Your employer pays.If the furnished premium sits in a housing allowance, it is someone else’s math, not yours.
  • You need serviced backup. Generator, water tank and maintenance included, which matters more than furniture in some buildings.

When unfurnished wins

  • Stays over two years. The premium eventually exceeds what your furniture cost. And the furniture is still yours.
  • You own furniture already or can buy quality used pieces locally at strong prices.
  • You want it to feel like home. Your own bed, your own kitchen setup real quality of life, and landlords rarely replace tired furniture mid-lease.

Three questions to ask either way

  1. “Send me the inventory in writing.” A furnished unit without a written inventory is a deposit dispute waiting to happen.
  2. “What exactly is serviced?” Ask for the backup power, water and cleaning details explicitly.
  3. “Who maintains and replaces the furniture?”If the sofa collapses in month two, that should be the landlord’s problem. Put it in the lease. Our rental agreement guide has the full checklist.
