How to Pay Rent with MTN MoMo or Airtel Money

In Rwanda, rent is increasingly paid the same way everything else is. By mobile money. Paying rent with MTN MoMo or Airtel Money is instant, works from any phone, and, done right, gives both sides a record that ends most disputes before they start. Here is how to do it properly, whether you are a tenant or a landlord.

Why mobile money beats cash for rent

  • Proof of payment, automatically. Every transaction has a reference and a timestamp. Compare that with cash, where the only evidence is a handshake.
  • No meeting required. Tenants travel; landlords travel more. Rent can be paid from anywhere, on the due date, without coordinating a pickup.
  • Reminders actually work. When rent runs through a system, overdue reminders go out automatically. Which is awkward for no one.

How tenants pay rent by MoMo or Airtel Money

1. Pay through your landlord’s VillaCaps payment link

If your landlord uses VillaCaps, you will get a payment link or see a Pay nowbutton in your tenant portal. Enter your PIN, and the payment records itself against your unit with a receipt. No writing “September rent” in a transfer note and hoping it is noticed.

2. Pay directly by mobile money

  1. Open the MTN MoMo or Airtel Money menu on your phone.
  2. Choose Send money / transfer to the landlord’s registered number.
  3. Put your name and unit in the reference. E.g. “Jean K: Kimihurura Unit 4B Sept rent”. This reference is what protects you later.
  4. Confirm the recipient’s name on the confirmation screen before your PIN.
  5. Screenshot the confirmation message and send it to your landlord the same day.

3. Pay by bank transfer when asked

Bank transfers are still common for larger amounts. Use the reference field the same way, and note that transfers can take a day or two to clear. Do not cut it close to the due date.

Five rules that protect your deposit

  • Never pay to a number you have not verified by phone call: scammers intercept rental conversations and swap in their own number. One short call to a voice you already know fixes this.
  • Always use the reference field.“Rent” is not enough; name + unit + month is the minimum.
  • Keep every confirmation. Screenshot immediately; mobile money SMSes have a habit of disappearing into a full inbox.
  • Pay to the person on the lease. If a “relative” or “agent” asks you to send rent to a different number, check with your landlord first.
  • Match the amount exactly. Partial payments without written agreement are the number one cause of deposit disputes we see.

For landlords: making mobile money rent effortless

Collecting rent by MoMo one tenant at a time means reconciling a dozen screenshots at the end of the month. VillaCaps gives each tenant a Pay now button tied to their unit: payments land in your account, receipts write themselves, and the ledger shows collected vs outstanding per property. With automatic reminders for the ones who are late. See how it fits into the full toolkit on our property management page.

The bottom line

Mobile money has made rent day in Rwanda painless. As long as the record-keeping keeps up. Pay through a system that receipts you automatically when you can; when you can’t, the reference field and a saved confirmation are your rent book.
